We verify the land title with the Land Office to ensure there are no hidden liens, mortgages, or ongoing litigations. We trace the history of the title to ensure it was issued legally from its original forest or agricultural status.
We cross-reference the GPS coordinates on the Chanote with the actual physical markers on the ground. This prevents “overlapping” disputes with neighbors—a common issue in mountainous regions like Krabi.
We check for public road access rights and servitude (easement) issues that could block your entrance or utility lines in the future.
