Phase 1: Acquisition & Strategy
Our process includes identifying high-potential assets, performing comprehensive Due Diligence (checking titles and encumbrances), and handling all legal documentation. We ensure your ownership structure—whether leasehold or via a Thai Limited Company—is fully compliant with Thai law.
Yes. We manage the entire process of setting up a Thai Limited Company for business or property holding, including all necessary legal and accounting registrations.
Phase 2: Technical Planning & Compliance
In Krabi’s tropical environment, “best guesses” lead to sinking foundations and drainage failures. We require topographical contour mapping and geotechnical soil reports to ensure your architectural design is structurally sound and environmentally viable.
Yes. We navigate the local OrBorTor (government) bureaucracy to secure Building Permits. For larger projects, we manage the mandatory Environmental Impact Assessment (EIA) process to ensure your project meets all regulatory standards.
We develop the “Master Blueprint”—a complete set of architectural and engineering plans required for government approval and for the contractor to begin work.
Phase 3: Execution, QC & Risk Management
This is a critical service where we review your existing blueprints to catch design flaws, structural errors, or budget “leaks” before any concrete is poured. This audit often saves clients significantly more than the cost of the service itself.
We perform regular, professional site inspections during construction. After each inspection, you receive a technical report documenting the quality of the work, the materials used, and any deviations from the approved plans.
Through our specialized partner, Globe Insurance, we offer consulting and procurement for Health, Life, and Asset insurance to protect your investment during and after the construction process.
Consulting & Fees
Absolutely. Many of our clients hire us specifically for our Phase 3 services (Blueprint Audits and QC Reporting) to provide independent oversight of their existing construction team.
